PVC Is a Specification, Not an Upgrade

PVC single-ply gets sold as the premium version of TPO, and that framing does building owners no favors. They are different materials with different chemistry, and PVC earns its price on a specific set of buildings rather than on all of them. This page is about when a PVC installation is the right specification for an Amarillo commercial roof, how it is installed, and where it is genuinely weak.

Kitchen grease exhaust

Manufacturing and light industrial buildings that vent solvents or process chemicals need a membrane matched to what is actually leaving the stack. That is a conversation with the manufacturer's chemical resistance data, not a general claim about PVC being tougher.

Where fire performance is specified

PVC is sometimes the membrane written into the documents for a particular occupancy or insurer requirement because of its fire performance, rather than being an owner preference. Where that is the driver, the requirement comes from the specification or the policy and we build to it.

If none of these describe your building, the honest recommendation is usually TPO. A reflective single-ply membrane correctly attached for this wind environment is what protects the asset. Paying for chemical resistance you have no chemicals for does not extend the life of anything.

The Asphalt Incompatibility Nobody Mentions

PVC and asphalt do not get along. Direct contact between a PVC membrane and a bituminous surface (an existing modified bitumen cap sheet, an old built-up roof, asphalt-based flashing cement someone used on a repair) degrades the membrane from underneath, where nobody looks and nobody notices until it opens. In a market like Amarillo, where a great many commercial buildings carry an aged built-up or mod-bit roof, this comes up constantly.

The fix is straightforward and it is not optional: a suitable coverboard or separation layer between the two, plus a rule that nothing asphalt-based goes anywhere near the new membrane for the rest of its life, including future repairs by whoever comes after us. We put that in writing with the specification, because a PVC roof that fails early has very often failed for exactly this reason.

The Disadvantages, Said Plainly

It costs more

PVC prices above TPO per square foot for the same roof area and the same attachment method. On a building with no chemical exposure that premium buys nothing you will ever use, which is the whole argument for specifying it deliberately.

Plasticizer loss over time

PVC stays flexible because of plasticizers, and over a long service life a lower grade sheet can lose them, stiffen and shrink, pulling at its own terminations and details. Membrane grade and thickness are where that risk is managed, and it is a reason not to buy the cheapest PVC on offer.

Unforgiving of bad detailing

Like any heat-welded single-ply, it is a seam-dependent system: the weld is the waterproofing. Add the asphalt separation requirement and PVC punishes a careless installation harder than a more tolerant material would.

One genuine advantage worth planning around is that PVC remains hot-air weldable through its service life. A repair years later fuses into the sheet rather than being adhered on top of it, which makes the roof easier to maintain than materials that rely on adhesives and tape once they have aged. Preparation still matters, since an aged sheet needs proper cleaning and we test a weld before committing to a repair method, but the option remains open.

That pairs well with a commercial roof maintenance program, which on a grease-exposed roof does something specific: keeps the area around the exhaust clean rather than letting deposits sit on the membrane for years. That single habit is worth more to a restaurant roof than any upgrade in membrane thickness.

If a Storm Is Driving This Project

A carrier pays to put back what was there, and what was there was probably not PVC. If a hail claim is funding this roof, the upgrade from the original membrane to a chemical-resistant one is a conversation to have with the adjuster before the scope is written, not after, and the grease exposure that justifies it has to be documented on the roof.
